How long is a Home Information Pack valid for? Many Solicitors will require the Register of Title, Title Plan and searches to be no more than three months old at the point of conveyancing, however, there is no obligation to update any documents within the Home Information Pack as long as the property remains on the market.
The Energy Performance Certificate is valid for 3 years.
Will somebody need to visit my property?
Yes. A professionally trained and accredited Domestic Energy Assessor (DEA) will need to visit the property to undertake the energy assessment and produce the Energy Performance Certificate (EPC).
The visit will take approximately 3/4 - 1 hour and will include tasks such as measuring your rooms, checking for insulation and examining your light bulbs and boiler systems etc.
What is an Energy Performance Certificate?
By law every home for sale or let requires an Energy Performance Certificate (EPC) carried out on the property before marketing can commence.
The purpose of the EPC is to record how energy efficient your home is. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be. The average property in the UK is in bands D-E.

You will own the HIP if you have instructed us to prepare it.
